Thank you very much for your interest in Paradise Landings. Paradise Landings is the next great neighborhood in Marathon. This community is being designed and built exclusively for the working families of the middle keys.

This introduction is intended to give you more information about the Paradise Landings community, the individual homes, and about the steps we will need to take together to move towards you purchasing a home of your very own.

The homes are located on 104th Street and US1. We are currently in the permitting phase and hope to begin construction later this year.

Paradise Landings is a 40-unit community made up of 2 and 3 bedroom units. There are three styles of homes:

  • 2 bedroom 1.5 bath units have approximately 940 square feet of interior space.

  • 2 bedroom 2.5 bath units have approximately 1,148 square feet of interior space.

  • 3 bedroom, 2.5 bath units have approximately 1,274 square feet of interior space.

A few of the amenities and benefits of the Paradise Landings homes are:
  • Impact Glass windows and doors… no shutters necessary!

  • Incredibly low insurance rates… approx $1,300 per year for ALL insurances.

  • Very Energy Efficient Homes…Homeowners report electric bills between $100 - $160 per month.

  • Low taxes… because the price of your home is much less than a comparable market rate home. ($2,000-2,500 per year depending on the size of your home)

  • Low Homeowners fee of $135 per month (includes your base cable bill, landscaping maintenance, irrigation, pool maintenance, common area insurance, community electric and management fees).

  • 160 MPH rated homes…. Above current codes, making the homes very safe.

  • 1 year Warranty on the homes.

  • Nine foot ceilings on the first floor, making the homes feel more spacious.

  • Complete kitchen appliance package and washer/dryer hookups.

  • Spacious 7' x 14' foot back porches. Large enough for a 4-top table and chairs.

  • Ceiling fans throughout the home.

  • Lattice around the base of the homes, for a cleaner looking neighborhood.

  • Parking under half of the units and in front of the remaining units.

  • Individual fenced yards for every home.

  • 4 different styles of metal roofs for a varied “Keys” architecture look.

  • Five different exterior colors, three different types of wood railing and gingerbread trim sprinkled throughout will make this community beautiful.

The Paradise Landings neighborhood will feature:

  • A water view park with a covered pavilion, picnic tables and park benches.

  • A large “central” park in the center of the community featuring a pavilion, children’s play area, walking paths and park benches.

  • Lush indigenous landscaping and an irrigation system throughout the community.

  • Lush landscaping buffer along all sides of the community to provide for a sense of privacy.

We are building homes and a community very similar to Paradise Landings just outside of Key West. We encourage you to come by and take a look at this beautiful community the next time you are in town.

The prices of the homes at Paradise Landings will be approximately $209,000 to $309,000 depending on size of the homes and your income level.

The homes will be built on land that is owned by the City of Marathon and will be subject to affordable housing guidelines. The guidelines include: you must be a working resident of Monroe County, maximum income guidelines, and resale guidelines. Please call us for more information on these guidelines.
